Real Estate Negotiations & Transactions Develop and execute complex real estate deals, including purchases, leases, build-to-suit agreements, and colocation contracts. Basic Qualifications

Job Summary

The Real Estate Development Manager will oversee all aspects of the real estate development process, from initial concept through closing on all financing, construction completion, lease-up and stabilization, and permanent loan conversion. The ideal candidate will possess a thorough understanding of affordable and mixed income housing development, including overall deal structuring, project financing, land planning, design, entitlements, construction, compliance, and ongoing property operations.

Requirements

Education/Experience and Ideal Candidate Qualifications:

EDUCATIONAL REQUIREMENTS

Lamar Advertising of Los Angeles, California is now hiring a Real Estate Development Manager to help us bring innovative outdoor advertising campaigns to life for brands in Los Angeles, CA, and the surrounding areas. The primary purpose of this position is to manage the identification, valuation, and acquisition of real estate sites while ensuring compliance with federal, state, and local regulations. The role involves conducting detailed property research, assessing site viability, and negotiating with landowners to secure profitable deals. Additionally, the position serves as the primary liaison with government agencies and coordinates to obtain necessary permits and ensure successful project implementation. This position plays a key role in supporting the company's real estate development and signage initiatives, driving growth and profitability.

**What we're looking for in YOU:**
+ Ability to know and understand city and state codes/regulations (as applicable), related maps for all jurisdictions within the designated market area, and an understanding of the permitting and variance process for each jurisdiction.
+ Must be able to work in a fast-paced environment, possessing the ability to juggle multiple competing tasks and demands while establishing priorities to meet deadlines.
+ Must have strong computer skills in Microsoft Office (Word, Excel, PowerPoint, Adobe, etc.), web applications, and the ability to quickly and easily learn job related compute programs.
+ Work requires an excellent command of the English language to correspond and communicate on a one-to-one basis using appropriate vocabulary and grammar to obtain information, explain policies and procedures, and negotiate with landowners and government agencies.
+ Skill in speaking with persons of various social, cultural, economic, and educational backgrounds.
+ Must possess attention to detail in composing, typing and proofing materials.
+ Ability to establish and maintain cooperative working relationships, both internally and externally.
+ Ability to handle confidential information and situations.
+ Basic knowledge of site development processes, including construction, architecture, surveying, and electrical work related to signage and real estate projects.
+ Familiarity with the local and state permitting processes, including environmental, zoning, andbuilding code regulations, and how they impact real estate acquisition and development.
**Education and Experience Requirements**
Required:
+ High school diploma or equivalent.
+ Bachelor's degree.
+ Current and valid driver's license.
+ 7 years of experience in business, real estate, or other related field.
+ Or other equivalent combination of education and experience.
Preferred:
+ Bachelor's degree in business, real estate or another related field.
+ 5-7 years of experience in land acquisition, zoning, and land use planning.

**A day in the life:**
+ Responsible for site identification, valuation and acquisition while ensuring compliance with federal, state and local regulations.
+ Conduct forensic property research to determine ownership, development rights, and easements.
+ Assess site visibility from the freeway and evaluate potential revenue generation.
+ Analyze costs, legal challenges, competition, and sign saturation, factoring in municipal considerations when conducting site valuations.
+ Negotiate with landowners to ensure profitability in relation to municipal development costs, access, and utilities.
+ Establish, develop and maintain a professional relationship with all key government officials and personnel vital to planning, zoning, permitting and inspections.
+ Serve at the primary liaison with government agencies to provide simulations, design options, lighting studies and responses to inquiries.
+ Coordinate with surveyors, engineers, architects, fabricators, and electricians to ensure project success.
+ Responsible for applying for and obtaining new local and state specific permits related to acquisitions, including permits for building, signage and electrical work.
+ Responsible for obtaining encroachment permits and visibility improvement requests to ensure on going sign face visibility.
+ Collaborate with Real Estate Manager in evaluating potential sites, conducting property research and understanding local and state codes
**Physical Demands and Work Environment**
+ The primary work environment for this position is an office however driving in the field is also required.
+ The physical demands for this position include light lifting, seeing (with a focus on reading, acuity, depth perception, and peripheral vision), sitting more than 50% of the time, standing, stooping, talking, turning, and walking.
+ Nights spent traveling, away from home, are less than 10% **.**
